Can you have a home EV charger installed if you live in a flat?

Can I have an EV charger installed if I own my flat? 

If you own your flat and have dedicated parking, you should be able to have a charging point installed without much fuss. It will depend on the terms of your ownership, so make sure to check your contract and seek permission from the relevant people. You’ll need to gain access rights for installations that require access to other properties or communal areas, including car parks. Can I have an EV charger installed if I rent my flat? 

If you rent your flat, you’ll need your landlord’s permission to have an EV charging point installed. The Government offers grants to incentivise landlords to install EV chargers, which covers up to 75% of the costs, limited to £350 per grant. 

For properties where landlords or property managers are seeking to have multiple charge points installed, OZEV will fund up to £30,000 per block of flats or apartment buildings for installation costs. A minimum of five bays must have charging infrastructure installed, but there’s no upper limit on the number of charge points. So, if you and your neighbours would all benefit from charging points, it’s worth discussing this with your property manager. This option is available whether you own or rent your flat. 

EV charger installation at a flat with no dedicated parking 

If you rent or own a flat, but don’t have space to install EV charging solutions, you can ask your local council to install charge points in your area. Local authorities may be able to access up to £13,000 of government funding to install shared on-street charging points close to your flat. 

The future of EV charging for those living in flats  

As the government encourages the adoption of EVs, new legislation is being introduced to support the transition. New residential buildings, or those undergoing major renovation, must have either one 7kW charge point installed per dwelling, or the infrastructure to enable a charger to be installed in the future. This applies to everything from single residential houses to large apartment buildings, meaning home EV charging will continue to become more accessible.
